Fitzhubert Place

Sutton Valence, ME17 3ZQ

Fitzhubert Place is a collection of five exclusive custom build plots in the Kentish village of Sutton Valence, each orientated to capture uninterrupted, south-facing views across the Weald of Kent.

This is a genuinely rare opportunity to design and own a home built entirely around the way you live. Plots range from a quarter to half an acre, with four distinct house types to choose from: The North, The East, The West and The South, spanning 2,787 to 3,206 sq ft. Each can be configured to your brief, finished to your taste, and built to an agreed fixed price by award-winning Aspire Designer Homes.

To explore the full specification, customisation options and the custom build process in detail, download the Fitzhubert Place brochure or speak directly with the Aspire team.

Our guide floorplans are just that – open to reasonable interpretation and adjustment, within our prescribed parameters. There’s a generous allowance of space to create a number of reception rooms, a cloakroom, a utility room and a home office/study on the ground floor. The first floor can follow one of several layouts for unrivalled flexibility, as follows:

  • Three oversized bedrooms each with an en suite
  • Four bedrooms, with two en suites and a family bathroom
  • Five bedrooms with three en suites and a family bathroom

Storage spaces, detached garaging and off street parking are as standard to each house type. What might catch your eye are differentiating details, such as a balcony to the principal bedroom, a dedicated dressing room or multiple bifold doors. Your journey starts by selecting your plot and house type, then configuring the home alongside our Build Liaison Team.

Subject to planning approval and discharging of reserved matters. Plot size includes access road as part of the plot frontage

Living in Sutton Valence

A village that rewards closer inspection.

Sutton Valence sits on the Greensand Ridge in the heart of the Weald of Kent. The ruins of a 12th-century castle perch above the rooftops, views roll south for miles, and the community around them has quietly built something rather special.

Day-to-day life is genuinely well-served. Two pubs, a preschool, a well-regarded primary school and a monthly farmers’ market all sit within easy walking distance of Fitzhubert Place. The independently acclaimed Sutton Valence School, a co-educational day and boarding school for ages 2 to 18, is five minutes on foot. The development also falls within the catchment area for both Maidstone Grammar School and Invicta Grammar. For wellness, Flo & Flo offers reformer pilates, yoga and a café a ten-minute walk from your front door.

Connectivity is stronger than the rural setting might suggest. Headcorn station, just 4.1 miles away, puts London Bridge within an hour by rail and Ashford International within 11 minutes for Eurostar connections. The M20 at Junction 8 is four miles by road, placing both the coast and the capital well within reach.

Fitzhubert Place itself is accessed through a gated private estate featuring an art trail, three acres of new woodland and an on-site community hub with a Co-Op convenience store and Post Office. It is a development that has been designed to contribute to the village, not simply sit alongside it.
