Our baseline specification is your starting point. Customisation follows via the Aspire Compass, with upgrades available to elevate your home further still. Once agreed, you receive a fixed price* contract and full planning consent.

Review available plots, discuss which house type feels most like home, and find reassurance in Aspire team support.

Make a commitment
Discuss initial concepts, pay your deposit to secure your plot, confirm your house type and instruct a solicitor.
STEP 4
Confirmation to proceed
Choose exterior materials, layouts and landscape designs, confirm your build cost and gain official sign-off.
STEP 5
Make it official
Complete your land purchase, enter your build contract with Aspire and reach mutual approval on customisation plans.
STEP 6
Customise and finesse
Finalise fixtures, fittings and finishes with suppliers, finance upgrades and watch your home take shape on site.
STEP 7
Collect your keys
Move in and enjoy a home designed by you, for you, backed by a 10-year Structural Home Warranty.
Your financial questions, answered
A custom build home is financed differently from a standard open-market purchase. The process is designed to be straightforward and manageable — but it helps to understand how it works before you begin.
When do I pay for my custom build home?
Payment is made in stages. The full land value is due upon completion of the land purchase. A staged payment Build Contract covers the remaining build cost, commencing simultaneously with the land exchange. Your first payment is due two weeks after build commences, with monthly staged payments to follow.
Can I use a mortgage?
Yes. You will need a specialist custom build mortgage product. BuildStore Mortgage Services has exclusive access to lenders working specifically with custom build customers, allowing you to borrow up to 95% of plot and build costs.
Will I have to pay stamp duty?
Stamp duty is payable on the land purchase only, not on the property itself. For a high-value home, this is a meaningfully more cost-effective way to acquire.
Is there a limit on how much I can spend on customisation?
Our model gives you maximum design choice within defined initial budgets, known as Prime Cost sums (PC sums) — a generous fixed allowance for key areas including kitchen, bathrooms, wardrobes and soft landscaping.
Can I upgrade beyond the baseline specification and PC sums?
Yes. Aspire can facilitate a range of upgrades beyond the baseline and PC sums, procured and installed through designated build partners with agreed payment terms.
